Attaching general tips for low cost building .The cost can be started from Rs: 500/ S ft to any up to Rs 1000/- can be treated as low cost as there are more than 20 % savings from traditional methods (now the cost of construction is Rs:1200 to Rs: 1350 /Sft for moderate finish)
Cost Reduction Tips:
The topography of plot and slope of land to the utilized while planning, building and on fixing lay out of the rooms to avoid excessive cutting and filling at site. Which may be more users friendly and echo friendly. The size of plots its location and altitude from approach road to be considered while fixing floor level of building and position of porch and verandah.
Foundation and basement can be of same section 50 cm wide, 45 cm above ground level and 45 to 60 cm below ground level. Foundation concrete is not necessary in most of all cases up to double storied.
Use Random Rubble, Late rite stone masonry or brickwork for foundation, which are cheapest in the locality. Cement mortar
Avoid excessive corners and minimize the number of corners to
reduce labour charges.
Select cheapest and strong material in locality for super structure such as bricks, late rite, compacted clay bricks, hollow block or solid blocks. The mortar required is only Cement Mortar 1:8; to
Provide space for cupboards in rooms it self while planning. Kitchen slab, working slab, store slab etc., can be Ferro cement and fitted to the walls during cost of construction which reduces labour charges, material cost and final finishing in the form of double side plastering at site.
Provide windows for cross ventilation, excessive shutter/leaves may be avoided. Woodwork can be treated hard wood shutters for doors and windows and concrete door and window frames. Frame less doors and windows can also be practiced with proper care. Front and rear door shutters can be of wood and inner door shutters are of Fiber/PVC or of manufactured wood to reduce cost of labour and materials. Provide shades for openings only. Straight slab and shades reduces cost.
For roof use funicular pre cast shell/roof, filler slabs with tiles, pre cast slabs over pre cast beams, Ferro cement slabs and slabs with traditional Malabar type hour dies etc., which reduces labour charges in the form of form work and material cost due to reduction of materials. The type of roof can be finalized on availability of skilled labour and cheapness of materials available at the locality.
Plastering rooftop with CM 1:4, 10 mm thick with a waterproofing compound. Wall plastering with CM 1:4, 12 mm thick for out side and 1:5, 12 mm thick for inside incase of brick and late rite walls and 8 to 10 mm thick for hollow brick and solid brick masonry. Flooring over compacted metal layer in CM 1:4, 12 mm thick with extra material for filling cavities.
Wiring lines and plumbing lines are to be decided and number of points to be finalized during finalization of building plan. These lines are to be laid before starting the wall plaster to avoid excessive labour in the form of rectifications.
When the plan is on discussion finalize the maximum financial commitment for the project. Once plan is finalized don't go before others openinions, which may create increase in cost of project.
Proper selection of materials, construction techniques, and planning for the functional needs only reduce the cost of construction and size of project.
The building should have adequate openings for cross ventilation and should be light in weight.

i am a regular reader of Keralite group mails. i just saw your mail that, it is easy to build low cost house with good materials.
My name is sam, working with a pvt company in Dubai,
i would like to construct a small house with min. cost, which i can afford. after reading all the responses in this group, i thought, it is better to consult a good person about this. so i can calculate my budget.
can u say how much will be the cost for a small house, with two or three bed rooms, hall, kitchen with work area and sit out.
